Handover and title deeds

Izumi Gardenia was handed over in November 2025 with 275 homes and its title deeds have been issued. At Izumi Canaria, expected handover is: Zone 1.1 — November 2026; Zone 1.2 and Zone 2 — November 2027; Zone 3 — November 2028. The binding date for each home is set in the HĐMB.

Under every payment schedule, the final 5% is paid on receipt of the certificate of land-use rights and home ownership (title deed). These are low-rise homes attached to land-use rights; the land-use term and form are stated on each home’s certificate — ask to see a sample before signing.

Handover standards

  • Sanitary fittings, partitions, masonry walls, kitchens and interior items shown in dashed lines are not part of the handover
  • Reinforced-concrete embankments to urban standards on river and canal banks; riverside and canal-side parks inside the compound
  • Interlocking-paver pavements on compacted crushed stone (K=0.95); 1.4×1.4 m tree pits with trees 10–15 m apart; wheelchair ramps
  • Design consultant: Thai Long Design and Construction Consulting Co., Ltd.
  • The 1.5% maintenance fund is paid at handover

Frequently asked questions

Is Izumi Canaria legally eligible for sale?

Yes. The Đồng Nai Department of Construction certified the 461 low-rise homes at Izumi Canaria (P3 – Area 2) as eligible for sale in document 3785/SoXD-QLN&TTBĐS dated 16 October 2025.

Does the project have land titles, and are they mortgaged?

The project holds 33 land-use right certificates issued by the Đồng Nai Department of Natural Resources and Environment on 10 March 2015. All 33 were released from mortgage at OCB Ho Chi Minh City branch under notice 1295/2025/TB-CN dated 30 September 2025.

When will I receive the title deed?

The final 5% payment is tied to receipt of the title deed. Issuance depends on government procedures and is governed by the HĐMB. The Gardenia phase, handed over in November 2025, already has its title deeds.

Why do the documents say Đồng Nai Waterfront instead of Izumi City?

Đồng Nai Waterfront is the project’s legal name on every permit and decision; Izumi City is its commercial name. The developer entity is Dong Nai Waterfront City Co., Ltd. (DNWF), enterprise code 3600994581.

Do the houses at Canaria need individual building permits?

The 461 homes are exempt under Article 89(2)(h) of Construction Law 62/2020/QH14 (as amended by Law 95/2025/QH15). The P3 – Area 2 infrastructure holds building permit 22/GPXD dated 20 June 2025.
