Land use across ~170 ha

The township is planned for ~25,000 residents and ~13,500 products. Beyond residential land, the plan sets aside large areas for greenery, water, commerce and education, as shown below.

This site uses the 2026 brochure. Legal documents measure the site differently: the developer’s project boundary is about 169.4 ha (3785/SoXD), the environmental impact assessment states 154.566 ha and 19,600 residents (1630/QĐ-UBND, 22 May 2020), and the two 2009 land allocation decisions total 153.58959 ha.

Five development axes

The plan is organised around five functional axes, moving from the commercial spine inland toward the water. They frame where amenities sit — a home’s position relative to the axes tells you whether it is near the busier or the quieter parts of the township.

Izumi Canaria — a compound between river and canal

Izumi Canaria is a closed compound with the river on one side and an internal canal on the other. Its area is ~13.6 ha in the 2026 brochure (the Q&A file says 13.96 ha; building permit 22/GPXD covers 16.68 ha of the 17.11 ha P3 – Area 2 plus road D2). Building coverage is 30%, the internal park is 2.04 ha and water frontage is nearly 1 km.

The zone sets both the handover date and the payment schedule, so choose the zone first and the house type second. Home codes read block – plot: LA4-T113.05 is plot 05 in block LA4-T113; LA4-T blocks are townhouses, LA4-SD blocks are semi-detached villas.

A zone is a group of blocks with the same handover date: Zone 1.1 is expected in November 2026; Zone 1.2 (blocks LA4-T302 and SD04) and Zone 2 in November 2027; Zone 3 in November 2028. Payment schedules and incentives also differ by handover group.
